A midnight burst or a stack that needs a plan before the next meeting. Same licensed crew, the price settled first, and a lifetime workmanship warranty over all of it.
Burst pipes, failed flexi hoses and stacks backing up. In a walk-up the water is heading for the flat below before anyone upstairs notices. On call across the inner west 24 hours.
Emergency call-outsGas, electric, heat pump and solar. In a six-pack there is no lift, so getting the old unit down the stairs and the new one up is part of the job and part of the price.
Hot water repairsCooktops, heaters and gas lines connected, tested and certified on the spot, with a Certificate of Compliance every time. In an older block, gas is often not metered per flat.
Licensed gas fittingHidden leaks and burst pipes traced with equipment. In a small block we also tell you whether the failure points at one flat or at pipework the whole building shares.
Burst pipes & leak repairsToilets, vanities and tapware fitted in a single visit, working with the tight original rough-ins these 1960s and 70s blocks were built with.
Book a fit-offBlocked or slow? On a shared stack the ground floor wears everyone's blockage. We clear it, then say plainly whether this is a clean-out or the start of a bigger conversation. Start with our guide to what to try on a blocked toilet.
Drain clearingMost plumbing sites will not print a figure anywhere. These are 2026 Sydney entry numbers, here so you can hold any quote against them, ours included. That is the overview: getting a van to the door, and what the trade charges hourly. Job figures are on each service page, and strata work is always quoted as a fixed sum.
Nothing when booked through this site. Arranged another way, a standard Sydney attendance fee lands near the top of that range.
The daytime Sydney rate, and what most quotes are built from. We do not price this way, for the reason set out under these cards.
The trade's loading for nights, weekends and public holidays. We do not add one. The job price is fixed before the van leaves.
A burst made safe, a stack cleared, a gas fault isolated. One figure, which is also the only kind of number a committee can put to a vote.
Written and agreed before work starts. If what we find changes the job, the revised figure goes back to you for approval first.
The middle two are the market's numbers rather than ours, shown deliberately. An hourly rate cannot be put to a strata meeting. Six owners voting on a levy need a fixed figure, not a clock nobody can predict. Quoting the job rather than the hour is what makes strata work possible at all. Six owners cannot approve an open clock, but they can approve a number. Where you already know what you need, the real figures live on the blocked drains, pipe relining, burst pipes and leaks, hot water and gas fitting pages.
Anyone can call themselves a plumber. A licensed one carries a NSW licence number, real insurance, and the legal accountability that comes with both, so when a gas job is certified or a repair signed off, it actually means something.
Our plumbers hold NSW Licence 368473C and full insurance, and they work these small blocks constantly. All work is to the Australian Standards with a written lifetime warranty.

Been told the stack needs doing and nobody knows how to pay for it? That is the normal situation in a block this size, and it is solvable with the right paperwork. Meet the crew behind every Ashfield callout.

Ashfield is a six-pack suburb. The long red-brick walk-up, two or three storeys, no lift, six to twelve flats, is the defining building here, and it exists because of the Strata Titles Act 1967 which made the flats sellable one by one. That law shaped the buildings, and the buildings shape almost every plumbing decision made in them. From the Ashfield River flats to the ridgelines of Strathfield South and Campsie, a licensed local plumber is only minutes away, same-day and 24/7 for genuine emergencies.

Still have a question?
Sydney sits at $100 to $150 an hour. In a small block that model is close to useless, because an owners corporation cannot vote a levy against an unknown number of hours. We quote the whole job as a fixed figure, which is something six people can actually approve.
On a genuine emergency we aim to reach you inside the hour across Ashfield and the inner west, at any hour and on any day of the year.
Any attendance or after-hours charge is named on the phone before we leave and appears on the quote. Nothing is added afterwards. Booked through this site, attendance is free.
NSW Licence 368473C, and NSW Fair Trading will confirm it in about a minute. Unlicensed plumbing is illegal here and voids your home insurance, which matters twice over in strata where a claim can affect every owner. Ours is printed on every quote.
Sydney's water is soft, so scale is rarely what finishes a unit here. Usually it is the sacrificial anode used up or a failed element, and on a unit that is not old both of those are parts rather than a reason to replace the whole tank.
Start by getting the real numbers, because that is what is usually missing rather than the will to fix it. In a six-lot scheme a $6,000 repair is a thousand dollars per owner, and that is a decision no committee will make on a verbal opinion. What works is a written breakdown: what is failing now, what fails next, what each option costs, what it costs to wait a year, and which parts can be staged across two budgets. We provide that as part of the inspection. Deferring is a legitimate choice, but only once somebody has priced it.
The stock that matters here is not heritage, it is the 1960s and 70s red-brick walk-up. Owners replaced a single house on one lot with a small block of flats, and the Strata Titles Act 1967 made those flats sellable individually. Practically that means tight original rough-ins, one or two shared stacks, no lift and no basement, and pipework now 50 to 65 years old.
It is normal in a block this size and it is workable. What it means is that nobody is holding plans, maintenance history or a record of where the isolation valves are, so the plumber ends up establishing all of it. It also means there is no professional to prepare the paperwork for a vote, so we do it: a written scope, a figure, and the cost of doing nothing. Handing six owners something concrete is most of the job in a self-managed block.
The whole Ashfield LGA and every suburb around it: Ashbury, Summer Hill, Haberfield, Croydon Park, Enfield, Strathfield, Strathfield South, Punchbowl and more.
Hot water is the call we take most often here, and these are the makes behind it. Electric storage in most of these flats, and continuous flow wherever a unit needed to come off the floor and onto a wall. Repairing and replacing hot water systems is most of what we do here, and we are straight about what each job costs and the age at which a unit stops being worth fixing.

We service and replace these systems as an independent licensed plumber. We are not an agent for, or endorsed by, any of these manufacturers.
Tell us what is happening and a licensed plumber rings back, usually within a couple of minutes during business hours.
