The stack needs work and our block has no money. What do we actually do?

Start by getting the real numbers, because that is what is usually missing rather than the will to fix it. In a six-lot scheme a $6,000 repair is a thousand dollars per owner, and that is a decision no committee will make on a verbal opinion. What works is a written breakdown: what is failing now, what fails next, what each option costs, what it costs to wait a year, and which parts can be staged across two budgets. We provide that as part of the inspection. Deferring is a legitimate choice, but only once somebody has priced it.

Do you work on heritage and conservation-area homes?

The stock that matters here is not heritage, it is the 1960s and 70s red-brick walk-up. Owners replaced a single house on one lot with a small block of flats, and the Strata Titles Act 1967 made those flats sellable individually. Practically that means tight original rough-ins, one or two shared stacks, no lift and no basement, and pipework now 50 to 65 years old.

There is no strata manager. Is that a problem for getting work done?

It is normal in a block this size and it is workable. What it means is that nobody is holding plans, maintenance history or a record of where the isolation valves are, so the plumber ends up establishing all of it. It also means there is no professional to prepare the paperwork for a vote, so we do it: a written scope, a figure, and the cost of doing nothing. Handing six owners something concrete is most of the job in a self-managed block.
